Kathryn Sweeney is responsible for setting and directing Blue Moon Capital Partner’s investment strategies including taking the lead on acquisitions and portfolio management and setting return optimization strategies. She is also jointly responsible, with Susan Barlow, for setting the long-term strategic direction of Blue Moon and the interim tactical plans. Kathryn is a member of the Management and Investment Committees. She has been an active investment advisor and manager in the senior housing industry since 1997.
Prior to forming Blue Moon, Kathryn was Principal at Great Point Investors where she was responsible for strategy development of the Firm’s senior housing investment business. Previous to Great Point, Kathryn was Managing Director of The GPT Group’s US senior housing portfolio. GPT Group is one of Australia’s largest diversified listed property groups. During her tenure with GPT Kathryn was ensconced within Benchmark Senior Living where she gained deep insight into senior living operations that enhanced her influence on the strategic direction of GPT’s portfolio and contributes to her being viewed as a valuable strategic resource to Blue Moon’s operating partners.
Kathryn’s senior housing career began with AEW Capital Management, when in 1997 she began investing development capital on behalf of opportunistic investors and ultimately became the senior housing portfolio manager at AEW for the CalPERS senior housing separate account. Early in her career Kathryn worked for The Boston Company Real Estate Counsel, one of the pioneers of the institutional real estate investment business.
Kathryn served on the NIC Board of Directors for seven years and as Chairperson for two years. NIC, the National Investment Center for the Seniors Housing and Care Industries, is the leading research, education and networking organization for owners, operators and capital providers in the senior housing sector. Kathryn also serves on the Board of Directors of Vi Living, the Pritzker family’s continuing care retirement community business.
Kathryn earned a Bachelor of Science degree in Economics at Boston University and a certificate in Risk Management and Strategic Decisions from Stanford University.
Susan Barlow is responsible for the day-to-day operations of the business, product development, capital formation and along with Kathy Sweeney, setting the long-term strategic direction for Blue Moon Capital Partners and the interim tactical plans. Susan is Chairperson of the Management and Investment Committees. She has over 25 years of experience advising institutional real estate clients on branding, strategy implementation, product development and capital formation.
Previously, Susan was Managing Director and Head of Global Client Relations for RREEF, a global institutional real estate investment manager wholly owned by Deutsche Bank. At RREEF, she directed the activities of the firm’s 60-person global client relations team and led the firm’s product development, client relations, sales, marketing and investor communications. She was a member of the global Executive Committee responsible for managing RREEF and also, a member of the Infrastructure Executive Committee, Private Equity Executive Committee and Board of Directors of Rosen Real Estate Securities.
Susan co-founded a real estate fund-of-funds investment management firm allocating capital to small and mid-size operating companies. Previously, she was the CEO and President of a strategic advisory firm assisting real estate operating partners and investment managers develop investment vehicles and capital formation strategies for the institutional marketplace. Early in her career, she founded the institutional real estate consulting practice for Callan Associates, one of the largest independently owned investment consulting firms in the United States.
Susan earned a Master of Business Administration degree from the University of Denver and a Bachelor of Science degree from Black Hills State University.
Chris Kronenberger is responsible for Blue Moon Capital Partner’s business development, seeking new relationships and investment opportunities for the firm and involved in all aspects of the day to day investment activity. Chris is also a member of Blue Moon’s Investment Committee.
Previously, Chris spent the past eight years with PGIM Real Estate (formerly Prudential Real Estate Investors) in Atlanta, Georgia where he oversaw all of the underwriting and due diligence for new acquisitions and dispositions for their dedicated senior housing funds. In addition, Chris maintained joint venture partner relationships and had asset management responsibilities on a number of senior housing investments.
Prior to joining PGIM Real Estate, Chris began his real estate career as an analyst for Brown Realty Advisors in Atlanta where he was involved in the analysis of over $600 million in multifamily sales. Early in his career, Chris served as a senior accountant with a start-up healthcare company in Alpharetta, Georgia.
Chris is currently a member of the National Investment Center for Senior Housing and Care’s (NIC) Future Leaders Council. Chris has a bachelor’s degree in business administration from the University of Tennessee.
Kevin Donahue is responsible for working with Blue Moon’s senior living operating partners in the development and execution of property level business plans to maximize asset level performance. He also contributes his many years of senior living operating experience to the underwriting and due diligence of new investments. Kevin is a member of Blue Moon’s Investment Committee.
Prior to joining Blue Moon Capital Partners, Kevin spent the last 11 years with Benchmark Senior Living where he was Vice President of Financial Planning & Analysis. At Benchmark, a leading Northeast based operator, he was responsible for all aspects of the company’s business planning processes, as well as for providing all financial and analytical support for the day-to-day operations of the business. Kevin also oversaw the preparation of annual property level budgets incorporating all strategic initiatives to achieve corporate goals. With his operations focus, Kevin was intimately involved in all underwriting for new developments and acquisitions. Kevin was also responsible for managing expectations and relationships with multiple joint venture partners.
Before entering the Seniors Housing Industry, Kevin spent 8 years with Hoyts Cinemas Corporation (today Regal Cinemas) where he held several positions in both Finance and Operations. Kevin provided all financial support for the successful sale of 80+ assets valued at over $300 Million.
Kevin began his career with Fresenius Medical Care, where he spent 7 years in various accounting and finance positions involved in the Kidney Dialysis and Homecare fields.
Kevin is an alumni (class of 2016) of the National Investment Center (NIC) Future Leaders Council. He is a former board member of the Wellesley Montessori School. Kevin graduated from the University of Massachusetts at Amherst with a double major in Economics and Political Science.
Elyse Hanson has experience across the full spectrum of commercial real estate industry functions including acquisitions, dispositions, underwriting, due diligence, construction management, and property management. At Blue Moon, Elyse is responsible for underwriting potential acquisitions, performing due diligence on assets under contract, and executing transactions. Additionally, she oversees construction progress for the existing portfolio of ground-up developments.
Prior to Blue Moon, Elyse worked at Paradigm Properties, starting as an analyst, where she underwrote potential acquisitions, ran the due diligence process for purchased assets, and performed research on target markets. More recently Elyse served as an Asset Manager, managing the investment team and overseeing the financial performance of a portfolio of office buildings in Greater Boston.
Elyse is an active member of CREW Boston, where she currently serves as a Co-Chair of the Rising Leaders Networking Group. She is also an active volunteer and has served as a Playspace Activity Leader for Horizons for Homeless Children since 2010.
Elyse earned an AB degree in Government with a secondary concentration in Economics from Harvard College.
Damien Bradley oversees the accounting and financial reporting requirements for Blue Moon Capital Partners. He brings 10 years of varied and progressive real estate accounting experience involving all asset classes and development transactions.
Prior to joining Blue Moon, Damien served as an Assistant Fund Controller with TA Realty. In this role, he gained exposure to institutional reporting requirements while working on one of the company’s largest commingled Funds and two Separate Accounts.
Prior to TA Realty, Damien was a Senior Accountant with Peabody Properties, managing the financial reporting for a portfolio of assets which included retail, condominiums and subsidized housing.
A CPA, Damien received his Bachelor of Arts from Elms College and his Master of Business Administration from the University of Massachusetts-Amherst where he was awarded the Flavin Fellowship for Entrepreneurship.
Jeff Estano assists with accounting and financial reporting for Blue Moon Capital Partners. Reporting to the Controller, Jeff performs both investment and corporate accounting duties.
Prior to working for Blue Moon, Jeff worked at TA Realty as a Portfolio Accountant, where he was responsible for financial reporting, budget to actual analysis and property report package reviews for industrial, residential and commercial real estate properties from several separate accounts.
He started his accounting career at PricewaterhouseCoopers, working as an Associate in the firm’s financial services group on various private equity clients.
Jeff obtained his CPA in 2015. He graduated from Boston University with a B.S. in Communication, and from Northeastern University with a dual M.S. in Accounting/MBA.
Matt Ryan handles day-to-day office operations as well as interoffice technical support at Blue Moon Capital Partners.
Prior to Blue Moon, Matt worked for John Aaroe Group, a boutique real estate company in Los Angeles. He joined as IT manager and helped grow two offices into seven locations in the surrounding LA area.
Prior to John Aaroe Group, Matt ran an independent Mac service and consulting business, traveling to clients locations for repairs and computer system installation, data transfers and mobile device clinics.
Matt earned a Bachelor of Arts degree in Psychology from Argosy University.
